Our asset valuation methodology is firmly grounded in the International Valuation Standards (IVS) and the relevant IFRS requirements — including IAS 16 (Property, Plant and Equipment), IAS 38 (Intangible Assets), IAS 36 (Impairment of Assets), and IFRS 13 (Fair Value Measurement). We apply the appropriate valuation approach — market, income, or cost — based on the nature of the asset, the availability of market data, and the purpose of the valuation.

We cover the full spectrum of asset classes: fixed assets (real estate, plant, machinery, equipment), movable assets (vehicles, inventory), and intangible assets (brands, customer relationships, patents, licenses). For Saudi enterprises, we pay particular attention to regulatory assets — licenses issued by government authorities — whose value may not be captured in conventional valuation frameworks but represents a significant component of enterprise value.

Market Approach

We determine value by reference to observable market transactions for comparable assets — applying adjustments for differences in condition, location, and market dynamics — as the primary approach where active markets exist.

Income Approach

For income-generating assets, we estimate value based on the present value of future economic benefits — employing discounted cash flow analysis with assumptions grounded in market evidence and asset-specific performance data.

Cost Approach

Where market and income data are limited, we estimate value based on current replacement or reproduction cost, adjusted for physical deterioration, functional obsolescence, and economic obsolescence.
